The Mossel Bay property market is positively buoyant with virtually every sector faring well.

Marlene Coertze, part owner and co-principal of the local Chas Everitt International franchise, says locals dominate the buyer mix and that sales are generally swift, thanks to the fact that sellers are being more realistic about their asking prices. The majority of properties selling are in the R600 000 to R1,2m bracket.

“Sales initially slowed in Mossel Bay after the introduction of the National Credit Act. However, the Act has ultimately created many more qualified buyers and we are feeling the benefits of that now. ”

Buyers are particularly active in the previously disadvantaged areas of Kwanonqaba, Tarka and Dalmeida, she says. Home prices in these areas range from as little as R45 000 to R300 000 and many are cash purchases. Sellers meanwhile are upgrading to Heiderand and buying slightly more expensive homes.

Retirees are also generating momentum in the local market with many seeking a coastal lifestyle. Retirement orientated developments are thin on the ground though and waiting lists for existing accommodation are long. The upshot is that retirees are moving into lock-up-and-go type security complexes in the interim. Prices for such accommodation range between R800 000 and R1,5m.   

And there is still new development taking place in Mossel Bay. For example, a full title, 63 unit tresidential complex named Kruimsig is currently under construction at Hartenbos Heuwels. The Mossel Bay Chas Everitt branch will be marketing the homes here which offer three bedrooms and two bathrooms, living area and kitchen at prices between R1,2m and R1,6m, including sea views.

Meanwhile, the rental sector is also robust, says Coertze. Most holiday rentals are already fully booked for the Christmas season with prices ranging from R600 a day to R2500 a day.

Akin to other coastal resorts, Mossel Bay also has an event-packed holiday programme lined up for visitors and locals alike. The majority of the activities and shows will be hosted at the ever-popular Diaz beach.
